GENERAL

1. Is YY Property Solutions a registered company?

Yes, both YY Property Solutions Sdn Bhd and YY Property (Valuations) Sdn Bhd are registered with Board of Valuers, Appraisers & Estate Agent and Board of Valuations. 

All Registered Agent is required to display an E-number in the calling card and all other communication tools of the firm. An E Number is the registration number for each Registered Firm. However, a V-Number is the registration number for A Valuation Firm.

3. Professional fee for Leasing of Properties

Duration of Tenancy Fee
Up to 3 years:1.25 months gross rental + 6% Service Tax
Exceeding 3 years up to 4 years:1.50 months gross rental + 6% Service Tax
Exceeding 4 years up to 5 years:1.75 months gross rental + 6% Service Tax
Exceeding 5 years (with option for renewal):1.75 months gross rental + 6% Service Tax
Exceeding 5 years (without option for renewal):1.75 months gross rental plus 0.25 months gross rental for every additional year + 6% Service Tax

Our professional fee shall be payable either upon the execution of the tenancy agreement or taking possession of the premises by the tenant whichever is earlier, and shall be deducted from the earnest deposits and/or rental payments, and the residue payment (if any) from the tenant shall be forwarded to you as the landlord.

4. Professional fee for Sale of Properties

Land and building  
Maximum fee of 3%

Fees for other services such as joint venture, sale of company, property swaps, etc
Maximum fee of 3%

Chattels including Plant & Machinery

NOTE:
1. The fee may be subject to a minimum fee of RM1,000 per property.
2. The above scale applies to any sale or purchase by way of private treaty, tender or any other mode of disposal or acquisition.
3. For sale and marketing of projects by registered estate agents, the feed are to be agreed between the estate agent and the client
4. The above scale of fees shall not apply to the sale of foreign properties in Malaysia or sale of Malaysian properties in foreign countries

5. Do The Real Estate Firms Maintain Clients Account?
 
A Registered Real Estate Firm must have a Client Account when they collect payments from clients in the name of the Real Estate Firm. It is required by Malaysian law to have professional indemnity insurance coverage and the there are strict rules as to how a client account is to be operated.

6. Is Service Tax applicable for Estate Agent Services?
Yes. 6%.
